Our experts can provide additional assistance for difficult transactions, a temporary solution during times of transition and training, or become your full-time reconveyance and release department. You can start and stop at any time.
What kind of reports are available?

Each month we provide our clients a report of all completed and pending transactions. We can sort, filter, and format the reports to provide information by virtually any variable such as branch, escrow officer, lender, etc.

What are the standard terms of your service agreement?
Our standard service agreement is month-to-month with no startup or cancelation fees. Payment terms for clients whose monthly recording fees exceed monthly service fees are Due on Receipt. Net 30 for all other clients.
How do we start?

It’s easy. Contact us today for a service agreement and updated pricing. Once signed, we’ll find the best way for your team to deliver the information needed for tracking.
Typically we create a custom email (clientname@reconveyanceexperts.com) where you can send the files for tracking. With other clients, we schedule a courier to pick up documents on a weekly basis. We’ll find the best way to integrate our services into your existing processes.

Our team members have over 30 years of experience in Real Estate, Title, and Settlement industries.

Does Reconveyance Experts clear previously unreleased liens?
Yes. Reconveyance Experts Title Curative Services will help your team clear any and all previously unreleased liens. Our experts can help with virtually every type of lien and circumstance from large institutional lenders to defunct lenders and from private lenders to family trusts.
How long will it take to get a release for a previously unreleased lien?

There are so many different variables that affect how long these transactions take making it virtually impossible to guarantee a time frame for release. In most cases our experts have been able to secure a release within 30 days. In some cases, our experts have been able to secure releases within 72 hours. In other cases involving defunct or private lenders it has taken as long as 3-4 months to secure a release.

Unlike other service providers we don’t charge an expedited or rush fee for these services. We don’t think it is ethical to charge you more when you need our services most. When you partner with Reconveyance Experts you can determine which transactions are a priority and require immediate attention without incurring any additional costs.
What can we do to help secure a release for a previously unreleased lien faster?
Send over all the information and documentation that you have including HUD, payoff statement, closing documents, credit reports reflecting a zero balance, etc. This will save our Experts from having to research and find contact information of the beneficiaries, trustees, and other necessary parties. By circumventing the research process our Experts can immediately begin the process of notifying the required parties to secure a release or perform a statutory release where available by state statute.
How much does it cost to get a previously unreleased lien released?

Reconveyance Experts Title Curative Services fees vary from $25 to $195 per release based on lender type.. Our fees do not include the costs of county recording fees, other associated fees such as eRecording fees, or expedited shipping costs. Pricing is negotiable based on total monthly volume. As always we offer expedited services for our clients. We do not charge any additional fees for an expedited services. As our partner, we don’t think it is right to charge you more when you need us most.
